What is FF&E Valuation?
An FF&E valuation puts a supportable value on a property’s furniture, fixtures and equipment (FF&E), the movable things that make a building work for a business: guest-room furniture, carpet, lighting, kitchen equipment, office furniture, computers, signage. They wear out much faster than the building around them.
It answers a simple question: of everything you paid for, how much was FF&E?
Request a Benefit AnalysisWhy Lodging Owners Call Us for FF&E Valuation
We’ve spent much of our careers valuing hotel FF&E. We wrote an Estimated Useful Lives Guide for lodging assets. Walter O’Connell holds the ASA (Accredited Senior Appraiser) designation from the American Society of Appraisers.
We also value FF&E for restaurants, offices, medical practices and other businesses. See machinery and equipment valuation.
When You Need an FF&E Valuation
- You bought a property or a business. The FF&E has to be separated from the land and building for tax purposes. See purchase price allocations.
- You want to depreciate FF&E on its own schedule. FF&E generally has much shorter tax lives than the building.
- You’re refinancing or insuring the property. Lenders and insurers often want a separate value for FF&E.
- You’re doing a cost segregation study. FF&E is one piece of a full cost segregation study.
How We Work
- Benefit analysis first. Tell us about the property using our benefit analysis form, and note that you want an FF&E valuation.
- Plain answers. If a separate valuation won’t help you, we’ll say so and explain why.
- Fee in writing. The fee is in the engagement letter before work starts.
- Updates at each step. You and your CPA hear from us when documents arrive, after the site visit, at draft and at final.
- One point of contact from start to finish.
